Meet the Candidates
All nominees were asked to kindly submit a photo and a statement.
In their statement they were asked to please include a brief background on who they are and how long they have lived in the canyon along with one to three canyon specific issues which they are passionate about and are willing to spearhead or contribute to if elected to the board. If they were an existing board member (or had previously served the community in another capacity), we asked them to please share those responsibilities and specific contributions while serving. Below are the statements from the 3 candidates.
Once you join the membership and pay the annual fee of $50, you will be sent a ballot via e-mail on Wednesday May 17th, and you will have until May 21st at 1pm to cast your vote.
Terri Webb
I have lived in our beautiful canyon for over 23 years. Even before we moved here, I was involved with the Triunfo-Lobo Community Association, attending meetings with my in-laws. The Creears/Webb family have been part of this community since 1940. The “Creears” name is still on the original mailbox slot at The Old Place Restaurant.
I first became a member of the TLCA Board in 2004, continuing to serve on the Board for many years. I took some time off for personal reasons while continuing to attend all open board meetings. I was fortunate to be elected again 2 years ago and have served as the Recording Secretary for this past year.
I will continue to utilize my past Board experience, passion for our unique community, full knowledge of the time and responsibility it takes to serve and a commitment to get things done.
My experience has been in Credit and Collections, Office Management, Real Estate, and I owned an Equestrian retail store. My favorite job is the one I have now, “Granny Nanny” to my 3 grandchildren. I also continue to care for our horses, dogs, feral cats, and chickens. The chickens are a bonus.

Stacy Rosen
My name is Stacy Rosen. I have lived in Lobo Canyon for 11 years with my husband David and our son Luca. I’ve been a TLC board member since 2019, serving as Vice President for the past two years. My three service goals have always been to 1) help preserve the quality of life and safety of our residents, 2) protect the wildlife and natural beauty of our canyon, and 3) foster a strong sense of community among neighbors.
I’ve partnered with county enforcement agencies to address serious community concerns, coordinated two GoFundMe campaigns for “Protect Our Canyons,” organized private security during the Woolsey Fire, partnered with the LVHF to leverage our collective interests, and helped manage the 2020/2022 membership drives + online elections. I’ve also been responsible for coordinating TLC community parties and other social gatherings.
I have diligently worked to build solid relationships with county officials in Regional Planning, Enforcement, and Film LA in an effort to strengthen our collective voice with key decision makers.
Protecting our community against commercial Event Venue development will continue to be a critical area of focus in 2024. I look forward to working together to preserve this magical canyon that we are blessed to call home.
Yvette Robertson
I have lived in Lobo Canyon for 39 years and, along with my husband, am grateful to have been able to raise two children in this rural residential community. I have seen both good and bad changes in our canyons and recognize the responsibility to maintain the best of the Triunfo-Lobo Canyon community. A committed, conscientious Board is an important part of that mission.
I have served on the TLC Board for the past 4 years and enjoy the work and responsibilities it entails. I experienced the adverse impact on our community of the Fantasy Island venue and subsequent party houses and the way we came together to work with the County to ensure our voices were heard as the North Area Plan was crafted. Our community will need to be active as the Brookview wedding venue on Triunfo Canyon, and possibly other party venues, moves through the County planning and CUP process. A strong effort will be needed so that the County hears our community’s concerns, and our way of life is preserved. I will continue to defend our special neighborhood and work to maintain the quiet rural community that my family and I have enjoyed for so many years.

With the success of our prior 3 online elections, we will be running it through ElectionRunner.com. The board has evaluated this site thoroughly, and based on the success of the past three years, we are satisfied with the security, privacy and simplicity of this online voting service. For more information, please message board@triunfolobo.org. We will be holding the election online with opportunities to vote anytime between May 17th-21st.
“So, how do I vote?”
First, you must be a MEMBER! You can join us by filling out the following form (click here) and donating $50. You can donate through PayPal by sending the $50 to Membership@TriunfoLobo.org. Make sure to set the payment as “Friends and Family” (NOT “Goods and Services”) to eliminate transaction fees.
You can also pay the old fashioned way and drop a check in our Treasurer, Yvette Robertson’s mailbox made out to Triunfo Lobo Community Association at 30940 Lobo Cyn Rd Agoura Hills CA 91301. When you are paying, please indicate what e-mail address you would like the ballot sent to as there will be only one vote per household/parcel. Once you pay the $50, you will receive a ballot on May 17th at your e-mail address and will have 5 days to cast your vote.
